Seal coat applied over dirty, oily, or cracked pavement fails early. We clean the surface, treat oil spots with primer, fill all cracks prior to sealing, and apply sealer at the correct dilution rate and coverage — two coats for maximum protection. A properly prepared and applied seal coat provides 3–5 years of UV and water protection.

Seal Coating FAQ

In New Mexico's climate, we recommend seal coating every 3–5 years. New asphalt should be seal coated after its first year when it has fully cured. After that, watch for fading to gray — that's the sign oxidation is underway.

No — cracks should be filled first, then sealed. Seal coat is too thin to bridge cracks and will crack in the same location. We always fill cracks before applying sealer as part of our standard process.

Spring and fall are ideal — temperatures between 50°F and 90°F with low humidity. Summer seal coating is possible early morning but challenging midday due to heat accelerating dry times. We avoid application during monsoon season.
