Crack Sealing: The Right Treatment at the Right Time
Crack sealing is the highest-return pavement preservation investment when applied to cracks that are still active but not yet deteriorated into alligator cracking or potholes. The treatment prevents water from entering the pavement structure through cracks, protecting the base from saturation and the resulting accelerated deterioration. Applied at the right time, crack sealing extends pavement life by 5–10 years at a cost of pennies per square foot.

Crack routing before sealing is not optional for a durable repair — it is required. Routing widens and deepens the crack to create a uniform reservoir for sealant, removes oxidized material from crack faces, and creates a mechanical bond between the sealant and the adjacent pavement. Crack sealant applied directly to narrow, unrouted cracks fails within a season. We route all cracks before sealing.
