When Overlay Is the Right Solution
Asphalt overlay is appropriate when the existing pavement has adequate base support but the asphalt surface is severely deteriorated — rutting, raveling, extensive cracking — and cannot be corrected with patching and seal coat. Overlay provides a new wearing surface without the cost of removing the existing pavement. The key requirement: the base must be structurally sound. We assess base condition before recommending overlay to ensure it will last.

Mill-and-Fill vs. Straight Overlay
A straight overlay raises the final pavement elevation, which can create issues at curbs, drainage inlets, building entrances, and utility covers. Milling removes the top 1.5–2 inches of existing asphalt before overlay, maintaining existing elevation and providing a roughened surface for superior bond. We recommend milling whenever elevation change would create conflicts with existing features.

Asphalt Overlay FAQ
If your pavement has widespread alligator cracking, significant base failure areas (soft spots, pumping), or rutting deeper than 3/4 inch, reconstruction is likely required. If cracking is primarily surface cracking and the base is sound, overlay is appropriate. We assess this during our free pavement evaluation.
Standard overlay reduces but does not eliminate reflective cracking from underlying cracks. Crack filling before overlay and installation of a fabric or SAMI interlayer system significantly reduces reflective cracking. We'll recommend the right approach based on your existing crack pattern.
Minimum effective overlay thickness is 1.5 inches. Standard commercial parking lot overlays are 2 inches. Overlays on roads with truck traffic should be 2.5–3 inches. Thinner overlays fail prematurely, especially in New Mexico heat.
