A professional roof preventive maintenance visit includes: visual inspection of the entire roof surface for membrane defects, flashing conditions, and drainage issues; clearing of all roof drains, scuppers, and gutters; tightening of any loose edge metal or flashing; application of lap sealant at any open seams identified; and a written report with photographs documenting conditions and any recommended repairs.
