Pavement Preventive Maintenance
Proactive pavement management programs that prevent expensive failures — crack sealing, seal coating, and targeted repairs applied at the optimal time.
The Right Treatment at the Right Time
Pavement preventive maintenance is the application of cost-effective treatments to pavements in good or fair condition to slow deterioration and extend service life. The key word is preventive — treatments applied after significant deterioration has occurred are not preventive maintenance, they are repair. A properly timed preventive maintenance program costs 4–5 times less over 10 years than a reactive repair program that allows pavement to deteriorate to failure.
- Pavement Condition Index (PCI) assessment of all pavement areas
- Treatment selection based on PCI score and distress types — not guesswork
- 5–10 year preventive maintenance program with annual treatment schedule
- Annual budget projection for pavement maintenance over program period

Pavement Condition Index as the Management Tool
We use the Pavement Condition Index (PCI) — the industry-standard 0–100 scale for pavement condition — to objectively assess your pavement and determine the appropriate treatment. PCI 70–100 (good to excellent) → crack seal and seal coat. PCI 50–70 (fair) → overlay. PCI below 50 → reconstruction. Applying the wrong treatment for the condition wastes money and accelerates failure.
