A roof recover system installs a new membrane over the existing roof — avoiding tear-off cost and landfill disposal while delivering a new watertight surface with manufacturer warranty. Recover is permitted under most building codes as a single overlay (most jurisdictions limit buildings to two roofing layers). Recover is only appropriate when the existing insulation is not saturated with water. Saturated insulation under a new membrane continues to hold moisture that attacks the deck from below, creating deck rot and structural deterioration — and invalidating the manufacturer warranty. We take core samples to assess insulation condition before recommending recover. If moisture is present, we recommend targeted tear-off and insulation replacement in those areas.
