Finding the Actual Leak vs. the Visible Water
Where water shows up on a ceiling is rarely where the leak originates. Water infiltrates through a roofing defect, travels horizontally through insulation or along the deck, and drips down at a different location. Patching based only on the interior drip location almost never stops the leak. We use systematic investigative methods — tracing water paths, probing suspected areas, and using infrared thermography when needed — to locate the actual defect before any repair work begins.

Caulk and sealant applied over a roofing defect is a temporary measure that will fail within one or two seasons — not a permanent repair. Permanent leak repair requires the same materials and methods as original installation: heat-welded membrane patches for TPO and PVC systems, properly adhered EPDM patches with EPDM tape and contact cement, or full flashing replacement where flashings are the defect source.
